Located in Calgary, Alberta, Canada, Emerald Management & Realty Ltd. strives for excellence in its property management functions. Among the services Emerald Management & Realty Ltd. performs is overseeing the running administration of condominium properties.

Professional management offers many advantages to condominium boards, owners and residents. Running a condominium is a large task that can be substantially simplified with the assistance of an experienced management company. Instead of the condominium corporation having to hire individual contractors or find volunteers to perform tasks, processes that are often difficult and result in delays in service, a management company can handle all or some aspects of the condominium’s operations, depending on the corporation’s or owners’ needs.

For example, the company can handle financial activities, which can include keeping careful records of the property’s expenses and handling the collection of monthly contributions and fees. The company can also work with the board to put together a budget designed to help keep the condominium running smoothly. Additionally, the management company can supervise repair work and maintenance, negotiate utilities contracts, and make necessary purchases. All of these activities help ensure that residents and owners are satisfied with how the condominium is run and its long-term outlook as an investment and place to live.

Emerald Management & Realty Ltd. helps Calgary residents find rental units throughout the city. Downtown continues to appeal to clients, especially as the restaurant scene continues to expand to include new and exciting dining choices. For instance, a new restaurant called downtown food specializes in catering to the needs of the growing “locavore” movement. The eatery carries items crafted from local produce and meat. In addition to a wide array of salad, meat, and vegetable options, the chef also engages in other unique practices. For instance, he buys an entire steer and then dry ages the beef in house to provide exceptional flavor. He also cooks many of his fried dishes in locally sourced Alberta duck fat.

Even the mobile restaurant scene thrives on high-quality, environmentally friendly food. Canada’s first LEED-certified food truck has arrived, and it patrols the streets of Calgary. The Naanco truck offers tacos with a shell made of naan, a bread product of India. It provides freshly picked herbs from the garden on the truck’s roof, uses organic vegetables, and locally raised hormone- and antibiotic-free meat. The truck’s owners also plant trees to offset their carbon use.

A recently released poll by Angus Reid Public Opinion reveals that the majority of Calgarians regard The Stampede City as one of the most livable and employment-friendly of Canada’s largest cities. Residents of Canada’s three other major metropolises (Toronto, Montreal, and Vancouver) responded more critically when asked to assess their municipal governments and to describe the overall quality of life in their cities. A city of 1.1 million people, Calgary has scored highly in other quality-of-life surveys as well, especially during the last decade.

This latest report shows that 90 percent of Calgarians consider their city “on the rise,” 89 percent believe it to be a livable place, 88 percent agree that it offers good job prospects, and 75 percent concur that it provides a good environment for starting a business. Furthermore, 62 percent of Calgarians stated that the current municipal government does a very good or good job, compared with 42 percent of Vancouver residents, 28 percent of Toronto residents, and 21 percent of Montrealers. While residents of the four cities gave high marks overall to their respective municipalities, Calgary received higher ratings than all other cities. For example, 87 percent of Calgarians said they were satisfied with their city’s quality of life, while 75 percent of Montrealers provided similar answers regarding their city.

When you move out of a rental, the best way to regain your security deposit is to leave the property in as good or better condition than when you first moved in.

Emerald Management & Realty Ltd operates in Calgary, Alberta, Canada, managing multiple rental properties throughout the region, including single-family housing and apartment buildings. For more than 35 years, Emerald Management & Realty Ltd’s team has collaborated with property owners and renters throughout the leasing process, from an initial walk-through to beyond a final inspection. With that experience, the team offers the following tips for retrieving your security deposit.

1. The first step in securing a property begins on your initial walk-through. Always inspect the unit carefully before moving in, and record any defects on an inspection sheet signed by you and the property manager. Taking pictures of problems can help document pre-existing damage.

2. While living in the rental, stay ahead of normal repairs. Contact your property manager as soon as you discover an issue so your landlord can repair the problem before it leads to greater damage. If you fail to promptly report concerns, you may be held liable for damage due to lack of repairs.

3. Follow your landlord’s guidelines regarding painting and/or hanging art. Heed pet stipulations, as well.

4. While some “wear and tear” is normal, make a good faith effort to repair items, such as broken fixtures, excessive nail holes, and other damage you may have caused while living there.

5. When moving out, clean the property thoroughly. Leave the unit “move-in ready” by making sure to thoroughly scrub the space. Do not forget to clean appliances, such as the oven.

6. Just as you perform a walk-through with the landlord when you move in, do so when departing, as well.

Calgary-based Emerald Management and Realty Ltd is located in Alberta, Canada, a scenic and vibrant province in the western part of the country.

Established as one of the three prairie provinces in 1905, Alberta borders the provinces of British Columbia to the west and Saskatchewan to the east, as well as the State of Montana to the south at the United States border. As one of the few landlocked provinces within Canada, Alberta makes up for a lack of waterways with an abundance of trees, wildlife, parklands and the majestic Canadian Rocky Mountains.

Calgary lies at the crossroads of two of North America’s major highway systems: the Trans Canada Highway, which stretches from the Atlantic to the Pacific, and the Canamex Corridor, which extends from Northern Canada to Mexico.

Economically speaking, Alberta designates the area’s plentiful supply of oil reserves; the Athabasca Oil Sands have estimated oil reserves in excess of those of the rest of the world, estimated at 1.6 trillion barrels. One of the largest purveyors of natural gas, Alberta continues to be recognized as a leading supplier of gas products, including conventional and synthetic crude oils. Petrochemicals are also widely produced in the region, making Alberta Canada’s leading producer of petrochemicals. There are two main petrochemical complexes in the province, one at Fort Saskatchewan, near Edmonton and the other located at Jeoffry near Red Deer

Agriculture also represents a significant part of Alberta’s economy. Cattle, sheep, wheat, and wool, as well as grains, buffalo, and canola serve as primary revenue generators for individuals and corporations alike.

Alberta also provides a home to a myriad of educational institutions, including the University of Alberta, the University of Calgary, University of Lethbridge, and Athabasca University. Additionally, Mount Royal University, the Northern Alberta Institute of Technology, and Grant MacEwan University educate students in the region. Numerous private universities also exist, providing Alberta’s residents with a wide range of educational options and opportunity.

Investors from all sectors of the vibrant Alberta economy have relied on Emerald Management and Realty Ltd to manage their homes, apartments, and commercial properties while they fulfill the commitments of their demanding careers in Alberta’s growing economy. The firm’s goals include to realize long-term profitability for clients’ real estate investments; to minimize risks and maintain a selective, conservative approach to the management and development of properties; and to provide customers with high-quality and responsive management services.
