During an initial walk-through of any rental, tenants need to pay diligent attention and note any problems. 1. Inspect flooring in each room and note any defects, such as carpet stains or fraying, scratches or pits in wood or tile, or peeling vinyl.

2. Carefully evaluate any crown moulding and windows for problems, and note paint chips, peeling, or gouges. Record window cracks or malfunctions.

3. Canvass walls and ceilings, noting holes (including nail punctures) or gouges, scratches, paint imperfections, and other marks on surfaces.

4. Look inside cabinets and closets. Are doors hinged properly, and do they latch appropriately? Note the interior surfaces of the cabinets and storage areas, and document any problems. Check hardware to ensure firm attachment and a lack of defects.

5. Examine all fixtures, including outlets, switches, lights, and faucets. Test each to verify proper performance, and note any malfunctions.

6. Test appliances, such as dishwashers, washers and dryers, and garbage disposals to ensure they work. Check hot water to verify the water heater functions appropriately. Test smoke detectors.

7. If applicable, do not forget to test outside fixtures and faucets, lighting, and sprinkler systems, as well. Check outdoor areas and notice problems, including holes, loose lanai railings, and defects in decking.
